My 10 acres as purchased had 2 old mobile homes from the 50's rotting away, one in north west corner and 1 where I built the cabin since an artesian well had been drilled and capped. The lower south west 2 acres were thin younger trees since it had been cleared for farming in the 60's: the remaining 8 acres were solid woods of the oak/hickory classification type: about 5% of the trees were old dead, dying or diseased trees which I cut down and replanted with seedlings from forestry service.

Lol, 3 years of cutting, digging, building, getting dirty, sunburned and bug-bitten to get it to just where I wanted it and now I plan on selling it all late 2013 in order to go adventuring Spring of 2014 on.
The 10 acre parcel was $3,000 an acre since this area is both in the designated Appalachian poverty area along with it not being suitable for farming, industrial development due to subsurface geology.
